Every apartment I’ve lived in here has the same box on the wall. White, rectangular, blowing air from somewhere near the ceiling. No floor vents. No ductwork hiding behind the drywall. Just that one unit, and a matching box sitting outside on a metal bracket, usually right below the window.
If you grew up with central air, this setup can look like a downgrade at first glance. It’s actually the reason Japan runs some of the most efficient home heating and cooling in the world, and once you understand why it’s built this way, buying one stops being a guessing game.
The system America sent over didn’t work here
After WWII, American-style central air conditioning made its way into Japan. It mostly failed in homes. The units were loud, and they needed ductwork threaded through walls and ceilings that Japanese houses simply weren’t built for: thin, wood-framed structures with almost no cavity space to run anything through. Electricity was also expensive, and a central system built to cool an entire house at once burned through it fast, even when only one room was in use.
So the industry went a different direction. Instead of one big system pushing air through ducts, you’d zone each room separately: a small indoor unit on the wall, connected by a thin refrigerant line to a compressor sitting outside. No ducts. No shared airflow between rooms. Just one box per room, sized to that room.
Mitsubishi and Daikin, roughly at the same time
A few sources credit Mitsubishi Electric with building the first ductless mini-split in 1959, wall-mounted indoor evaporator, remote outdoor condenser, one temperature zone per unit. I haven’t been able to verify the exact date against a primary Mitsubishi source, so treat 1959 as the commonly cited number rather than gospel.
Daikin’s own history page is easier to pin down. Daikin built Japan’s first packaged air conditioner, the Mifujirator, in 1951. It brought the rotary compressor and its first heat pump to market in 1957 and 1958. By 1973 it had the multi-zone mini-split system, and in 1982 it launched VRF (variable refrigerant flow), which let one outdoor unit feed multiple indoor units independently. In 1999 it released the Ururu Sarara, the first mini-split with a built-in humidifier.
Two companies, same decade, same basic answer to the same problem: stop trying to move air through a house. Move heat instead, room by room.
What’s actually inside that box on your wall
That wall unit is the indoor half of a heat pump, not a fan blowing cold air. Refrigerant runs through a coil inside the unit and a matching coil outside, and a compressor in the outdoor box pushes that refrigerant around the loop.
In cooling mode, the indoor coil absorbs heat from your room and the outdoor coil dumps it outside. In heating mode, a reversing valve flips the cycle: the outdoor coil pulls heat out of the outside air (yes, even in winter, there’s still heat in cold air) and the indoor coil releases it into your room. Same hardware, opposite direction. That’s why one unit handles both summer and winter, and why it can heat a room using a fraction of the electricity a plain resistive heater would.
There’s also a dry mode, which most first-time users ignore and shouldn’t. Japanese summers aren’t just hot, they’re humid, often 70-80% relative humidity in Tokyo through July and August. Dry mode runs the compressor to pull moisture out of the air without dropping the temperature as aggressively as cooling mode does. On a muggy but not brutally hot day, it’s often the more comfortable setting, and it uses less power than full cooling.
One more detail worth knowing if you’re comparing specs: the refrigerant itself changed. Daikin was first to market with R-32 refrigerant across its air conditioners, heat pumps, and chillers back in 2012. R-32 has a lower global warming potential than the R-410A it replaced, and it’s now the industry standard across Daikin, Mitsubishi Electric, and Panasonic’s current lineups. You won’t notice it day to day, but it’s part of why a 2026 unit runs a cleaner refrigerant loop than one from 2012, on top of the quieter, more efficient hardware.
Japan doesn’t heat the whole house, and that’s the point
Central heating assumes you want every room at the same temperature all the time. Japanese housing never really worked that way. Hallways stay cold in winter. Bathrooms are their own battle. The living room gets warm because someone’s in it; the bedroom doesn’t, because nobody is, until bedtime, when you switch that unit on instead.
It sounds uncomfortable if you’re used to central air, and honestly, my first winter here I found it uncomfortable too. These days it just feels like a different default: heat and cool the space you’re actually using. A house with six rooms and six independent AC units can run two of them and leave the rest off, something a central system can’t easily do without zoned ductwork, which very few homes here have anyway.
The efficiency case, in one real number
Manufacturers rate these units by APF, annual performance factor, a rough measure of how much heating and cooling you get per unit of electricity across a full year of typical use. Mitsubishi Heavy Industries’ 2026 S series lineup improved APF by 0.2 to 0.3 points over the previous generation just from tweaks to the heat exchanger and compressor, not a redesign. That’s the kind of incremental gain the whole industry is chasing every year, on top of a heat pump architecture that was already several times more efficient than resistive heating to begin with.
It’s also why replacing a 10-plus-year-old unit with a current one often pays for itself faster than people expect. Compressor and heat exchanger efficiency has moved enough in a decade that an old unit can be burning noticeably more electricity to do the same job.
Why the rest of the world is catching up now
For decades this setup stayed mostly a Japan-and-neighboring-countries thing. That’s changed. Ductless mini-splits are now the go-to retrofit option in the US and Europe for homes without existing ductwork, pushed by the same math that drove Japan’s adoption in the first place: heat pumps move heat instead of generating it, so they’re dramatically more efficient than gas furnaces or electric resistance heating. A lot of the “heat pump revolution” you’ll read about in Western climate policy is, mechanically, the same box that’s been on Japanese walls since the 1970s.
What to actually buy
Japanese AC units are sized by jō (畳), roughly one tatami mat, about 1.65 m². A 6-jō unit is meant for a room around 6 tatami mats, roughly a small bedroom. Undersize it and it’ll run constantly without keeping up; oversize it and you’re paying for cooling capacity you don’t need. Every listing states the jō range on the box, so match it to your actual room before anything else.
Rough guide for matching room to unit: 6 jō for a small bedroom or single room, 8 to 10 jō for a larger bedroom or a small LDK, 14 jō and up for a combined living-dining-kitchen space, and 18 jō or more for an open-plan floor. Once you’re past 14 jō, most manufacturers switch you onto single-phase 200V models instead of the standard 100V household circuit, which usually means an electrician needs to confirm your breaker box can handle it before installation. Mitsubishi Heavy Industries’ 2026 S series, for example, runs from 2.2 kW models for small rooms up to 8.0 kW units built for exactly this kind of large open space.
The three brands worth knowing for a standard room:
Daikin E series: Daikin’s entry-level line, compact indoor unit, “water interior clean” that uses the condensation from cooling to rinse the heat exchanger, plus their streamer discharge tech that dries the coil after use to slow mold growth. The 2026 model for a 6-jō room: Daikin S226ATES-W. For an 8-jō room: Daikin S256ATES-W.
Mitsubishi Electric Kirigamine GV series: the mid-tier Kirigamine line, with an AI-assisted auto mode that balances comfort against energy use rather than just chasing a set temperature. 2026 model, 6 jō: Mitsubishi Electric MSZ-GV2226-W.
Panasonic Eolia: Panasonic’s nanoe X ionizer is the headline feature here, marketed for suppressing airborne mold and bacteria. Two tiers worth comparing for a 6-jō room: the F series (Panasonic CS-226DFL-W) and the cheaper J series (Panasonic CS-226DJ-W).
If money’s tight, the J series or Daikin E series will heat and cool a room just fine. The extra spend on the higher tiers buys you quieter, faster-ramping operation and the mold and allergen features, not fundamentally better heating or cooling.
Filters need a rinse every two to four weeks in regular use, more often during pollen season. Skip this and you lose airflow and efficiency long before the unit itself gives you any trouble. It’s the single most-ignored maintenance task on any of these systems, mine included.
There’s a fourth name worth knowing even if it’s not in my link list above: Fujitsu General. Yes, the same Fujitsu that makes laptops and servers. AC turned out to be one of the more durable businesses to come out of Japan’s postwar electronics conglomerates, and Fujitsu General’s nocria line is still a common sight on Japanese balconies. Worth cross-shopping if you want a fourth data point beyond the big three.
Who actually installs it, and what that costs
Unlike a window unit, you can’t just plug this in yourself. The indoor and outdoor units connect through a wall-drilled hole via copper refrigerant lines, which need to be vacuum-purged and pressure-tested before the system is charged with refrigerant. That’s a licensed installer’s job (denki koji shi), not a DIY afternoon.
If you’re buying online, most retailers, including the Amazon listings above, offer a “kōji-tsuki” (installation included) option at checkout for a set fee, or you can arrange your own local electrician separately. Either way, budget the install as a real line item, not an afterthought. It typically runs from the low tens of thousands of yen for a straightforward swap to considerably more if the outdoor unit needs a new mounting bracket, longer piping run, or your building’s management requires specific installers.
Also worth checking before installation day: where the outdoor unit actually goes. Most apartment buildings restrict placement to a designated bracket on the balcony, partly for weight and vibration reasons and partly because a badly angled unit can drip condensate onto the balcony below. If you’re in a house, the installer will usually recommend keeping the outdoor unit clear of direct summer sun where possible. Direct sun on the compressor makes it work harder to reject heat, which quietly eats into the efficiency numbers you paid for.
Quick answers to what people actually ask
Do Japanese homes have central heating at all? Almost never in standard apartments and houses. A few newer or high-end buildings use central hot water floor heating in specific rooms, but room-by-room mini-splits are the default everywhere else.
Can one unit heat an entire apartment? For a small studio or 1K, often yes, if the unit is sized for the combined floor area and there’s decent airflow between rooms. For anything with a separate bedroom behind a closed door, you’ll want a unit in each room you actually use.
Is it normal to not have AC in every room? Very normal. Hallways, entryways, and bathrooms almost never get one, because the whole system is built around zoned heating: cool and heat where people actually spend time.
A few things worth knowing before you buy
Some municipalities subsidize energy-efficient AC replacements. I’ve seen Tokyo residents mention subsidies up to around ¥80,000 for swapping in a newer, more efficient unit, though I haven’t verified the exact figure against an official source, so check your local city office’s site before assuming it applies to you.
If you’re renting, most apartments already come with a wall unit installed. Check the jō rating printed on it (or ask your agent) before you sign, especially if the “living room” is actually two rooms with the divider removed. A unit sized for 6 jō will struggle in a 12-jō open-plan space.
If you’re buying for a house you own and considering central air instead of the standard room-by-room setup, know what you’re signing up for: it means opening up walls, ceilings, and floors to run ductwork, possibly needing structural engineer sign-off depending on your home’s construction, and a system that’s more expensive to install, service, and run than just replacing individual room units. For most homes here, it’s not worth it.
